The investment pipeline testifies to our vitality

From the IPO in 2005 through today we have noticeably increased the fair value of our real estate portfolio which has risen from €555 million to €1.97 billion thanks to our ambitious investment plan.

Primary goal of the Business Plan for the three years period 2022-2024 is the proactive management of the assets in order to prepare them for the future and the new market challenges: we expect a return to organic growth based on sustainability and innovation.

IGD’s portfolio is appraised twice a year, at 30 June and at 31 December. Currently the appraisals are done by four different independent experts: CBRE Valuation S.p.A., Kroll Advisory S.p.A., Cushman & Wakefield LLP and Jones Lang LaSalle S.p.A..

Officine Storiche in Livorno: the new mixed use project by IGD opened on 14th September 2023
La Favorita (Mantua): the complete restyling of the center was inaugurated in November 2022; work was done on the interior and exterior of the center.
Centro Casilino (Rome) and Le Fonti del Corallo (Livorno): the restyled centers were inaugurated in the fall of 2019; in both instances work was done on the interior and exterior of the centers.
In April 2018, IGD completed the acquisition of a portfolio made up of 4 shooping malls and a retail park: Centro Leonardo in Imola (Bo), Centro Lame in Bologna, La Favorita in Mantua and Centro Luna in Sarzana (Sp).
Centro commerciale Maremà in Grosseto: the mall, with 45 shops and 6 midsize stores, was acquired in December 2016.
ESP shopping center in Ravenna: the work on the extension, that almost doubled the size of the center, was started in 2016 and the new part was inaugurated on 1 June 2017.
Città delle Stelle shopping center in Ascoli Piceno: restyling and remodeling of the mall completed in November 2017, while the downsizing and restyling of the hypermarket had been completed in 2016.

The next steps

While we will continue to look at any opportunities for external growth which might materialize, our focus going forward will be, above all, on enhancing our existing portfolio.
